  • New house for the Mordrids?

    Looking at a new abode closer to the wifes work, as in 1 block away. We visited there with the broker today and will be starting the paperwork in the next week or so. Long ways to go, but it's a f'ing gorgeous house inside.




    New construction

    Covered front porch

    Fenced yard

    All rooms have 9' ceilings & 3/4" thick red oak floors

    Living room: 25' x 15'
    Dining room: 14' x 11'
    Kitchen: 13' x 11' with oak cabinetry & soapstone counters
    Bonus room: 24' x 11' (side entry room between garage and house)
    Master bedroom: 13' x 12'
    Bedroom 2: 11' x 11'
    Bedroom 3: 11' x 10'
    2.5 bathrooms (large): master bed, 2nd floor hall & 1st floor (1/2 bath)

    2.5 car garage: 24'w x 26'd, 16' automatic door, 10' ceiling w/hoist-capable center beam & 120/240 service.

    Full reinforced concrete slab basement; 1/2 finished w/ 8' ceiling & laundry room. Slabs: 8'h x 3'w x 1' thick.

    600 amp service

    Central gas heat/air conditioning

    About $160k

    Wow, thatd be a great basement to play hockey in! Or for a home theatre

    Seems like housing is dirt cheap in the Detroit area. Winnipeg is one the cheaper big cities in Canada (if not THE cheapest), and a house that size would go for ~$200-250k+

      are you sure about the 600 a service?.. sounds very wrong for residential, unless perhaps you have 3 phase power, which I would think is very unlikely \
      A house like that would go for $400K+ in my town

        Mehan; That pic shows about 1/4 of the basement. I took the pic from the stair well, which is centered so there is just as much room on the other side with a storage closet under the stairs and a 48" archway between the two sides. The other side does have the high efficiency furnace/air conditioning and hot water heater (tankless!!), but they'd fit in a small closet. Very compact units.

        F'ing enormous basement.

        Housing prices dropped a bit due to the home loan market crunch, but even before you could get a HUGE 4 bedroom, 2.5 bath, 3 car garage, 2400 sq/ft Colonial like this for around $300k (believe it or not just $235k now);

        This house is in New Boston, the farm community I grew up in 25 miles S/W of Detroit's downtown. There are hundreds of these down there now. Too big for us even though we could afford it.

        Tjalfe; Yup, 600 amps. Standard service here was 100 to 200 amps about 40 years ago, but it's been moving up every few years because of the increase in the use of electrical toys & appliances, so now it's 400 to 600 amps depending on the size of the house. This house is north of 1700 sq/ft, not counting the basement, and has room for gadgets galore.

        BTW: residential service that includes 3-phase is available in our area.

          Must be something in the air.
          We closed and moved on the 27th.

            Congratulations come after the negotiations and the contracts are signed. Then I call in my sons numerous 20-something buddies with guarantees of high-end pizzas, BBQ, kegs of beer and $100 each to do the move.

              It's that electric tankless WH ! Must be 400 Amps all by itself

              Our 8 tons of A/C only pulls 70 A peak on inrush.

              Nice looking house !

                Thanks, but the main tankless heater is a high-volume gas unit so it doesn't touch the amps. I forgot to mention there is another tankless heater that feeds just the 2nd floor bathrooms.

                    Wow, that's great value. My house is of simillar size, but with a standard garage and no basement, in a relatively cheap area of the country, and is worth about £190k (GBP).
